Join early access All coming nextWhat it is
Asset Management is a coming-next humblx module for the building and engineering assets that keep a hospital running: HVAC and AHUs, chillers, DG sets, lifts, UPS systems, pumps, the STP and electrical systems. Each asset will get a QR tag and a place in a hierarchy from campus to room. A 52-week PPM calendar will plan the preventive work, AMC and vendor contracts will be tracked against visits, and technicians will record condition readings and run hours on their routine rounds. When readings trend the wrong way or an asset keeps failing, humblx will raise a predictive alert. Biomedical and medical equipment will be outside its scope.
The challenge
The engineering asset register sits in a spreadsheet that was last checked at the previous audit. PPM for chillers, AHUs, DG sets, lifts and UPS systems is tracked on wall charts and vendor reminders. AMC renewals are missed. Run hours and condition readings go into logbooks that nobody trends, and the first sign that a chiller or pump is failing is the breakdown itself, sometimes at night and in a critical area.
The humblx solution
humblx Asset Management will keep one register of building and engineering assets, each with a QR tag and a place in the hierarchy from campus to room. A 52-week PPM calendar will plan the year, AMC and vendor contracts will be tracked against visits, and technicians will log condition readings and run hours by scanning the asset. When readings trend the wrong way, such as rising vibration or temperature, or an asset keeps breaking down, humblx will raise a predictive alert so the team can act before it fails. It will cover HVAC, chillers, DG sets, lifts, UPS, pumps, the STP and electrical systems, not biomedical equipment.
Key features
QR-tagged asset register
A hierarchy from campus, block and floor to system and asset, with make, model, location and documents.
52-week PPM calendar
Plan every preventive task across the year, by asset, trade and vendor.
AMC and vendor tracking
Contract dates, scope, scheduled visits and renewal reminders in one place.
Condition readings and predictive alerts
Log vibration, temperature, pressure and run hours; worrying trends and repeat breakdowns will raise alerts.
Also included
- QR and barcode asset tagging
- 52-week PPM calendar
- MTBF and MTTR breakdown analysis
- Multi-campus group dashboards
How it works
- 01
Build the register
You will import your existing spreadsheet, check it on a walk-down, tag each asset with a QR code and place it in the hierarchy: campus, block, floor, system, asset.
- 02
Plan the year
You will set PPM tasks and frequencies for each asset in a 52-week calendar, owned either in-house or by a vendor.
- 03
Track contracts
You will record AMC and CMC scope, dates and visit schedules, with reminders before renewal.
- 04
Record condition
Technicians will scan the asset during PPM or rounds to log readings such as vibration, temperature, pressure, current and run hours. Connected meters will be able to add readings automatically.
- 05
Alert
Worrying trends and repeat breakdowns will raise predictive alerts to the engineering head.
- 06
Act
Alerts and PPM tasks will become Facility Maintenance work orders and close with photo proof.
- 07
Review
PPM compliance, history, cost and condition per asset will feed repair-or-replace decisions.
What it is built to fix
Built to replace spreadsheets and heavy CMMS tools for building assets.
Problems it will solve
- Asset records scattered across Excel, ERP and email
- A 52-week PPM plan that lives only in Excel or PDF
- No proof of completed tasks, parts replaced or root causes
- Complex, costly tools with low adoption
What it is built to change
- 01
A register you can rely on
Assets will be scanned during routine work, so the register will stay current between audits.
- 02
PPM you can check
Missed or late PPM will be visible by asset, trade and vendor.
- 03
Warning before failure
Rising readings and repeat breakdowns will be flagged while there is still time to plan the repair.
- 04
Better repair-or-replace decisions
Service history, condition trends and AMC costs per asset will support capital planning.
Where hospitals will use it
- HVAC, AHUs and chillers serving OTs, ICUs and wards
- DG sets, UPS systems and electrical panels
- Lifts, fire pumps, water pumps and the STP
- AMC and vendor contract tracking for engineering plant
Who uses it
- Technicians and shift engineersWill scan assets, log readings and close PPM tasks.
- Vendor techniciansRestricted access to their own contracted assets and visits.
- Maintenance supervisorWill schedule PPM and follow up on alerts.
- Engineering and facility headRegister, PPM compliance and predictive alerts.
- Finance and purchaseAMC renewals and capital planning.
- COORisk on critical plant and the repair-or-replace pipeline.
How it connects to the live modules
It will run on the same locations, QR codes, staff, SLAs and dashboards your teams already use.
- Facility MaintenanceLivePPM and breakdown work orders will keep running there, and each closed job will add to the asset's history in the register.
- Desk ManagementLiveYou will be able to link a complaint raised by QR at a location, such as a warm ward, to the asset serving it, such as the AHU for that floor.
- Feedback ManagementLiveYou will be able to trace repeated feedback about AC or lifts to the history of the assets involved.
- HousekeepingLiveAssets will use the same QR codes and location hierarchy that housekeeping already uses.
- Energy & UtilitiesAlso coming nextRun hours and readings for DG sets and chillers will be shared with Energy & Utilities.
What we’ll measure
The measures this module is being built to report. We publish results only for modules that are live.
- PPM compliance: planned compared with completed on time, by asset, trade and vendor
- Breakdowns per asset, and repeat breakdowns
- Time between breakdowns and time to restore, for critical assets
- Downtime on critical plant
- AMC visits completed compared with contracted, and contracts nearing renewal
- Predictive alerts raised, and how many led to a planned repair
- Maintenance cost per asset over time
- Assets scanned and verified in the register each period
